Site-Specific Market Feasibility Study

Finished House, Finished Lot and "As Is" Value Analysis

Real Estate Economics will provide house, lot / land and "as is" values for complete, partially complete and proposed developments under the original proposed, partially in-place or "new concept" development scenarios. Percent complete analysis of partially complete homes is available. Use your own land development and construction costs or have new costs prepared for a replacement product concept suited to today's market.

Land Value Optimization Study

The Land Value Optimization study is our unique and proprietary financial model that identifies the optimal product mix and development program that generates the highest return on investment for a given residential development. Many large-scale land plans are formulated with a primary focus on aesthetics, density or lot sizes without a determination of which products and densities will produce the highest return on investment. When designs begin with our optimized land planning model, dramatic increases in asset values occur. Available for owned, proposed or land use change scenarios.

Residential Supply and Demand Analysis

This analysis provides our clients with an understanding of the economic foundation that supports housing demand in a given market area relative to housing supply. Five-year forecasts are provided in both demand and supply, and mismatches are identified and projected in order to determine overall market pressures for housing in a given market or a given site. In addition to supply/demand mismatches, levels of under/over valuation of housing are identified. The combination of supply/demand relationships and under/over valuation is used to forecast price appreciation for a given market area during the next five years.
